We have 29 rooms…and no two are alike. So if you love a particular room, we recommend booking as soon as you are confident that your trip will take place. If you’re a little flexible on your room choice (and honestly, all of our rooms are great) you can wait a bit longer.

Yes—some dates are especially popular and tend to book up quickly. If you’re planning a trip during any of the following periods, we recommend reserving your room as early as possible:

• Nights of Lights: This magical festival draws big crowds—our downtown rooms go fast!
• The week between Christmas and New Year’s: This is our busiest week of the year! Many guests rebook for the following year before they even leave!
• Fourth of July: We have prime views of the fireworks from both the beach and downtown. We book up quickly.
• Valentine’s Day: A top choice for romantic getaways, so availability disappears quickly.
• March and April: Peak season in Florida thanks to Spring Break and amazing weather—downtown and beach accommodations are in high demand.
• May, June and July: The kids are out of school, and the beach is beautiful during this time of year!

We can accommodate a limited number of early check-ins for an additional fee. We will contact you when your room is ready through our texting program. Please note that each of our rooms is different, so we can’t put you in another room like large, cookie-cutter hotels. If your room is not ready by 1:30, your early check-in fee will be refunded. There will be no additional refunds if we cannot accommodate your requested early check-in.

If you arrive in town after 11:00 am, you may stop by the inn to drop your bags and get a downtown parking pass so you can enjoy lunch and a leisurely stroll while we prepare your room. We have a restroom in our welcome area downtown, and you are welcome to use that to freshen up after your travels if your room is not ready.

NOTE If you have an event on the day of your arrival–such as a wedding or rehearsal party—we strongly recommend booking the night before the event. We cannot guarantee early check-in, and we don’t want you to be stressed as you race to get ready for your special event.

Jacksonville Airport is approximately 50 minutes north of St. Augustine. It is a smaller airport, easy to get through, with an easy rental car pick up close to the airport.

The closest large/international airport is Orlando. It is approximately a 2 hour drive from Orlando to St. Augustine.

Yes! We provide complimentary parking for all guests in designated lots and locations. Here are the details based on your room type:

Premium Rooms:

• Includes the Josephina Suite, Jose Simeon Suite, Marie Antoinette, King George, Lyndsay Michelle, the Aviles Street Cottage, and the Marine Street Apartment.
• Guests should park in the open lot at the corner of Bridge and Aviles Streets. This is just a 1-minute walk to the main inn.

Hacienda Suite and Casita Suite:

• These downtown rentals have designated parking directly in front of each unit.

Beachcomber Cottages:

• Guests have parking in front of or underneath each cottage. A downtown parking pass is also provided for convenience.

All Other Guests:

• Complimentary parking is available at the Oldest House parking lot, about 2 blocks (a 5-minute walk) from the main inn.
  One parking space is allocated per room, except for the Oceanview Cottage, which includes space for two vehicles.

Downtown Check-In & Loading Zone:

• When checking in at the main inn, please use the loading zone in front of the building to unload your bags. Feel free to give us a call if you’d like help with luggage! After unloading, you can move your car to your assigned parking area.

Downtown Parking Pass:

• All guests will receive a downtown parking pass, regardless of where they are staying.
• Please place it on your dashboard so it’s visible from the outside. We reserve the right to tow vehicles without a visible parking pass.
• Your parking pass will also include the address and directions to your assigned parking space.

St. Augustine is an exceptionally walkable town. Many guests park their car upon arrival and don’t use it again until check-out.

Breakfast is always complimentary!

If you’re staying downtown, a hot breakfast is served each day from 8:00 am until 10:00 am. You can choose your delivery time via text the day before. Breakfast is served directly to your room–because we think breakfast in bed should be an everyday treat! If you prefer to enjoy breakfast on our patio or in our gazebo, just let us know when you order it–we’ll be happy to bring it to you there, so you can enjoy the warm Florida sun.

If you’re staying at the beach, we can deliver a chilled breakfast basket to your room at 9:00 am each day. Just order it through our texting program the day before. Breakfast is delivered in an insulated basket for safety–and the entree is served in a microwave friendly dish so you can enjoy it hot. All beach units have outdoor spaces if you’d like to enjoy your breakfast outside, and they also have indoor seating areas if you’d prefer to eat indoors.

We start the first pot of fresh coffee in the morning at 7:30 am, at the main inn. However, if you’re an early riser, there are several other options.

ALL the beach cottages have a Keurig coffee maker, along with a supply of breakfast coffee pods, individual creamers, and sugar. If you are a heavy coffee drinker, just ask us for more supplies–our innkeepers are happy to restock for you.

The downtown rental properties also have Keurigs. Those include the Marine Street Apartment, the Casita de Aviles, the Hacienda, and the Aviles Street cottage. In addition, the two rooms in our Sanchez House (the Josephina Wedding Suite and the Jose Simeon Suite) also have Keurigs.

If your room does not have a coffee maker, and you’d like an early morning cup, just ask. We do have extra Keurigs that we can set up in your room during your stay.

All of the first floor rooms in our downtown location are dog friendly. Our website designates pet friendly rooms in each room description.

Pet friendly rooms downtown: King George, Hopkins Suite, Robinson Lewis, Burgess Suite, Coquina Suite, Napoleon, Francisco Marin, and Jose Simeon. The Aviles Street Cottage is also pet friendly.

Many of our rooms are well suited for children. All our room prices are based on two-person occupancy. There is an additional $35 per day fee for children 16 and older, and an additional $20 per day fee for children under 16. Children two years and under are free.

Downtown rooms with daybeds and/or sofa beds: Coquina Suite (daybed), Governor White Room (daybed), Lyndsay Michelle (1 king and 1 full bed in adjoining rooms). The Marine Street Apartment has a sofa bed in its living area, and the Aviles Street Cottage has three bedrooms (2 queen beds and 2 twin beds).

Beachcomber Cottages with additional bedrooms or sofa beds: Atlantic Suite and Royal Palm (sofa beds); Dunes Suite (daybed) Oceanview Cottage (1 queen and 1 king bedroom), Lagoon Cottage (3 bedrooms—1 king, 1 queen, and 1 twin. Twin bedroom is very small).

Depending on availability, we do sometimes rent rooms for longer visits. In the case of room reservations longer than 5 days but less than 10, we charge a deposit of the higher of the first night’s stay or $750. Cancellation fees are $150 up to one week before your stay, with the full amount being collected for stays cancelled less than a week prior to your arrival.

Stays of 10 nights to 18 nights require a deposit of $2000, with total payment of the stay due 30 days before your arrival. Cancellation fees are $150 charged up to the date of the final payment. All cancellations made after the date of the final payment (in this case, 30 days before) will incur a cost of the full stay.

Stays over 18 nights require a deposit of 1/2 of the stay, with the full amount of the stay due 60 days before your arrival. Cancellation fees are $150 charged up to the date of the final payment. All cancellations made after the date of the final payment (in this case, 60 days before) will incur a cost of the full stay.

We may be able to accommodate small receptions on the grounds of our Sanchez House, with an event fee and rental of both rooms on that property. Out of courtesy for our other guests, we are not able to host any parties on site. We have put together a list of restaurants and venues in St. Augustine that are perfect for small events.

We host small weddings and vow renewals on site, with 30 guests or less. All weddings must be planned through our wedding coordinator. Learn more about our wedding packages.

The Alligator Farm is really neat to walk around. The more adventurous can ZIPLINE OVER THE ALLIGATORS. We love paddle boarding with Latitude 29, and a sunset ride on the schooner is a great way to beat the heat in the summer. Visiting the fort is an outdoor activity. There are so many great restaurants with outdoor seating. Speaking of which, St. Augustine is a great place to bring your pup!
